The following information is usually required when an offer to lease is submitted;
1. Credit Check. Your credit history (called a credit report) is held by at least one of Canada's three major credit reporting agencies: Equifax (www.equifax.ca) and Trans Union (www.transunion.ca) . Please check my links page for the website information.
2. Rental Application. Please send me an e-mail to request a copy.
3. A Current Employment Letter. Stating your current position, length of employment and monthly or yearly salary.
4. References. This can be your current landlord, co-worker, preferably a non-family member (since they would usually say nothing but nice things) confirming good character and financial responsibility.
5. Rental Deposit. First and Last month’s rent is required with any offer to lease, this should be provided by way of a certified cheque or bank draft issued to the Listing Brokerage.
6. Other Possible Deposits. These are additional deposits sometimes requested by the landlord and are normally refundable at the end of the lease. For example: Keys, Garage door openers and Fobs. This is in case of loss and the deposit can be used to replace the item.
Remember every lease is unique and may not require all of the above documents, so don’t worry if you are missing something on the list.
